Waterloo Corporate Campus (WCC) is 40 acre phased mixed-use redevelopment consisting of 135,000 sf of retail, 130,000 sf of loft office and a future 60,000 sf data centre.
The property is located at a prime corner location within Northern Waterloo and within close proximity to Highway No. 85. The site was previously improved with a large industrial building which has now been re-worked into two, 63,000 square foot loft office buildings (located within the central portion of the site as outlined by the proposed site plan). The remaining central and eastern portion of the property is allocated for a variety of office uses (both loft offices and free-standing offices), data centre, parking structure and potentially a future hotel use.
The western portion of the property offers a variety of commercial and retail uses, including restaurants, a Sobeys food store and stand alone retail stores. The site will contain primarily above ground parking areas, with one parking structure constructed at the eastern boundary of the property. The development is envisioned to occur in four phases, the main loft and data centre component in Phase 1 and the retail in Phase 2 have been completed and the remaining office and parking structures being completed in phases 3 and 4.
In total, the future development is anticipated to achieve, and has approval for over 800,000 square feet of gross floor area, comprising approximately 128,000 square feet of commercial and retail space, 183,000 square feet of loft office and data centre space and an additional 500,000 square feet of free standing office space.
